Walking into a beautiful new construction model home can be exciting, but before you fall in love with the countertops and floor plans, there’s something important to remember: the builder’s sales representative works for the builder, not for you.

Having your own buyer’s agent gives you a real estate professional whose job is to represent your interests throughout the transaction. Your agent can help you understand the contract, compare communities and incentives, discuss upgrade options, keep track of important deadlines, and help you navigate inspections, financing, and the closing process.

Even though the home is brand new, that doesn’t mean there can’t be issues. An independent home inspection can still be valuable, and your agent can help you understand your options if concerns arise during construction or before closing.

Another important tip: contact your REALTOR® before your first visit to a new construction community. Builder policies regarding agent representation can vary, and some require your agent to accompany or register you from the beginning.

Buying a new home should be exciting—not overwhelming. Having someone representing you can make a big difference from your first model-home tour all the way to getting the keys.
